In the early 1970s, our founders, Fred and Teresa, embarked on their first entrepreneurial journey as husband and wife by establishing City Auto Sales in Hollywood, California. This successful enterprise laid the financial foundation for future growth, enabling them to explore new ventures and expand their horizons significantly.

Urban Development began as a family-owned vision of integrity, excellence, and community enrichment. Established in 1982 by founders Fred and Teresa Zullo, the company quickly emerged as a leader in the both commercial and rental housing industry, setting new standards in residential and commercial real estate management.

Fred and Teresa’s entrepreneurial journey began earlier in the 1970s with their first successful venture, City Auto Sales, located in Hollywood, California. Their initial success in the automotive industry provided the capital and entrepreneurial foundation needed to expand into the real estate sector, resulting in the creation of Urban Development.

Like many who come from little and go very far, there was a need to give back to less fortunate people.

Fred & Teresa Zullo have helped many over the years.  They have helped people get access to affordable housing. They have donated to the local boys and girls home for abused youth, Hollygrove children’s residential treatment center. They have have donated their time and resources to help the mentally ill and other people in need of assistance.  They have always worked to make their community a better place.  Fred and Teresa have sponsored many graffiti removal initiative to make the neighborhoods their properties are at a better place for all.

Leadership with Vision: CEO Philip Zullo

Urban Development’s continued success is attributed greatly to the visionary leadership of Philip Zullo, current CEO and son of the founders. Philip’s formative years were marked by impressive achievements in computer science, earning multiple trophies at the prestigious Page School in Hancock Park.

Early exposure to computers and property management, coupled with rigorous academic and practical experiences, positioned him uniquely to lead Urban Development into the future.

Philip brings a diverse array of expertise spanning computer hardware, cybersecurity, graphic design, product design, distribution, sales, marketing, and psychology. His comprehensive understanding of both civil and criminal law has proven invaluable in safeguarding company assets and ensuring the optimal performance and protection of managed properties.

Before assuming leadership at Urban Development, Philip served for 15 years as President of CGP Enterprises LLC. During his tenure, he significantly influenced product design strategies, shaped effective marketing approaches, and secured essential brand protections through strategic trademark initiatives.
